Lake-edge debris and insects
Homes backing onto the lakes in Lakes by the Bay collect midges, cut grass and wind-blown leaves. Skimmer baskets fill quickly, so we empty and clean them on every visit and brush the waterline.
Cutler Bay runs from US-1 east toward Biscayne Bay, and most of the pools we visit here belong to single-family homes. A large share of the housing was repaired or rebuilt after Hurricane Andrew flattened this part of South Dade in 1992, so the typical backyard pool is younger than the neighborhoods around it. That usually means reasonably modern shells, but also plenty of first-generation replacement equipment that is now reaching the end of its service life.
Water shapes the town. Lakes by the Bay wraps homes around a chain of man-made lakes, and Saga Bay sits close enough to the shoreline that the breeze carries a hint of salt on most afternoons. Lake-edge yards bring midges, grass clippings and wind-driven debris over the coping, while the homes nearest the bay see faster wear on pump motors and heater cabinets. We adjust skimming frequency and equipment checks to which side of town a pool is on.
The ground here is low and the water table rises quickly during the rainy months. After a long wet stretch, a lot of Cutler Bay pools run over the skimmer and pick up runoff from lawns and landscaping, which carries fertilizer straight into the water. That is the most common reason a pool here turns green in August, and it is why we test for phosphates in summer instead of simply adding more chlorine.

A lakefront pool that clouded after a storm, a pump that tripped the breaker, or algae that returns every August: we hear these calls from Cutler Bay every summer.

Saturated yards push fertilizer and soil into pools that overflow during storms. That nutrient load feeds algae, so we check phosphates and adjust chemistry after big rain events.
Many pumps, filters and heaters installed during the rebuilds are now well past their expected life. We watch for noisy bearings, leaking unions and slow filters before they strand the pool.

Lakeside and bay breezes deliver a steady supply of leaves, grass and silt, so a thorough first cleaning is often needed before weekly service can hold.

Summer storms and runoff flip Cutler Bay pools from clear to green in a few days, and a proper recovery clears the algae and the cause behind it.

Weekly visits keep debris, chemistry and older equipment in check so small problems stay small.
Learn more →Cooler, breezier months with fewer storms. Pools stay clear more easily, which makes this the best window for equipment upgrades and filter overhauls.
Daily downpours raise the water level and wash lawn runoff in. We lower levels when needed and rebalance after heavy rain.
Residents here take storms seriously. We help secure equipment before a named storm and clear debris and restore circulation once it has passed.

Yes. Lake-edge pools get more insects, grass and wind-blown debris, so we spend more time on skimming, baskets and brushing. We also watch the filter more closely, since it loads up faster than on an inland lot.
Usually it is a combination of heavy rain diluting chlorine and runoff carrying fertilizer into the water. We treat the algae, test for phosphates, and adjust the weekly routine for the rainy months so it does not keep coming back.
Not automatically. We inspect the pump, filter and heater and tell you what is still sound, what needs repair and what is close to failing. You decide from there, with no pressure.
We try to reach green pools and equipment failures within 24 to 48 hours when possible. Cutler Bay is part of our regular South Dade route, which helps.
